Housing Data 2013 from Northwest Multiple Listing Service

 

Looks like 2013 was a pretty good year for home sales, according to the Northwest Multiple Listing Service (NWMLS). Closed sales were up almost 17 percent over 2012. Measured by dollars, last year’s sales of single family homes and condos were valued at nearly $25.5 billion, up 27.4 percent.

The median price was $270,000, an improvement over 2012 by 10.2 percent. Listings added to the NWMLS in 2012 ended up at 104,000 listings over 91,359 for 2012, giving buyers more inventory to choose from. However, because of an uptick in sales, the average number of Active listings fell below the previous year’s number.

Months of inventory ranged from a low of 1.95 in March to 3.68 in December. Typically a balanced market is considered to be in the 4-6 months of inventory range. Supply tended to be tightest in King and Snohomish counties.
