Breakdown of Sold Homes for January 2013, Thurston County

I wanted to start the year off with keeping track of statistics provided by the NWMLS. My plan is to provide some statistics that will show trends in the market as we move throughout the year. This will cover Thurston County, but if you want similar information for a different County or even just your neighborhood, just let me know and I’ll be happy to help.

As of February 2nd, there are 1,010 single family homes for sale (not including manufactured homes and condos). Of those, approximately 19% are either short sales or bank-owned, down from last year.

For January 2013, approximately 146 homes were sold with about 20% being short sales or bank-owned homes.

The table here shows a breakdown of homes sold in a particular price point, how many were sold and the average DOM (days on market). This can be very important information if you are making plans to sell your home. At the bottom of the table, it shows the minimum and maximum prices paid for homes and an average and median price for homes sold in January.

With inventory down this low, it’s not uncommon for a Buyer to be faced with competing offers on a home they are making an offer on. Message to Buyers:  be prepared! Have your financing sorted out, your pre-approval letter handy and be ready to move quickly on that perfect home!
